How many files should a mortgage broker audit?

It depends on your volume and your licensee’s rules. Many businesses review a set number or percentage of each broker’s files each month, plus every higher-risk file. Ask your licensee or aggregator what they expect.

What do auditors look for in a broker file?

That disclosures were given, the client was identified, their needs and objectives were recorded, income and expenses were verified, the recommendation suits them and the reasons are recorded, and fees and commissions were disclosed.

Who should audit broker files?

Someone independent of the file, such as a compliance manager, a senior broker or the licensee’s audit team. Brokers reviewing their own files miss the same gaps twice.
