What is a move-in condition report?

A record of the property’s condition, room by room, when the tenant moves in, with photos, signed by the tenant and the landlord or agent. Many places require one, sometimes on a set form, before the lease starts.

What’s the difference between damage and fair wear and tear?

Fair wear and tear is the decline that comes from normal living, such as faded paint or worn carpet in walkways. Damage is beyond that, such as holes, burns or stains. Deposits can usually be claimed for damage, not wear and tear.

How long does a tenant have to return the condition report?

It depends on the local tenancy law, often a few days to a couple of weeks after moving in. The report and its timing may also be set by law, so check the rules where the property is.
